Application and Leasing Policies/Procedures

Renfrow Realty follows all Fair Housing Laws.  As a company, we do business in accordance with the Federal and State Fair Housing Law and welcome Persons of all Race, Color, Ancestry, Disability mental or physical, Religion, Sex, Gender, Sexual Orientation, Gender Identity, Gender Expression, Genetic Information, Marital Status, Handicap Status, Familial Status, National Origin, and any other protected classification.

  1. Application:  Applications may be completed online by clicking the “apply” button on any of our available properties or you may complete an application at our office. 
  2. Resident Screening Criteria (Pre-Qualification):  In order to find the most qualified tenant(s) for a property, management reserves the right to screen a number of applicants for the same property before making a decision.  Additionally, the strongest applications will receive priority consideration.   Renfrow Realty also reserves the right, for an indefinite period of time, for a listing to remain open until applicants who are qualified have been selected. 
    1. An application for EACH applicant, 18 years of age or older, who would be residing in the property, must complete and sign the Rental Application Packet in its entirety. Incomplete or falsified information may cancel an application.
    2. An applicant(s) must have a verifiable and sufficient income to meet monthly expenses. Monthly rent should not exceed one-third of your net monthly income. (Example: To qualify for a $500 a month rental, your verifiable monthly income would need to be $1500).  At our discretion, we may take other considerations in account, such as cosigner’s income or applicants net worth. 
    3. Rental history must be verifiable from unbiased sources. If no rental history is available, you may be required to have a qualified cosigner.
    4. Arrests or convictions for any offense which is arguably relevant to your ability to abide by the terms of your lease, respect the rights and quiet enjoyment of others, respect the property of others, and remain in compliance with all laws and regulations during the term of your tenancy, may result in the denial of your application.
  3. Property Showings:  Pre-Qualified applicants may be offered a showing of their desired property.  Viewing a property does not indicate you are approved for tenancy.
  4. Approval and Lease Signing:  If you have been approved, you will be required to pay a security deposit and the first month’s rent in addition to signing a lease.  Payment must be made within two (2) business days, after signing your lease, to secure the property.    
  5. Occupancy:  Prior to occupancy, all separately metered utilities must have been switched into the tenant’s name.  Additionally, a move-in inspection with a leasing agent will be performed and the move-in inspection form will become an addendum to the lease agreement.
  6. Service Animals & Emotional Support Animals:  In accordance with the Fair Housing Act, Renfrow Realty will accommodate service and emotional support animals.  It may be requested that tenants provide documentation during the screening process and/or during tenancy, as allowable by law.  It is important to remember that tenants are responsible for any damage or harm their animals may cause to both people or property.
